Optimising Chiller Performance in Commercial Buildings

How to optimise chiller performance

Learn how to optimise chiller performance through a real project with a global business services company in India. In this case study, Ecolibrium used SmartSense to analyse cooling operations and improve efficiency. Consequently, the facility team gained insights into chiller performance and pump operations. Therefore, the platform delivered actionable insights that improved efficiency and reduced energy consumption.

Outcome Summary

  • Achieved ~14,800 kWh monthly energy savings through optimisation of primary pump operations and improved chiller efficiency.
  • Reduced energy costs by ~₹0.88 lakh while avoiding ~10.7 tCO₂e emissions through lower electricity consumption.
  • Improved chiller performance by reducing specific power consumption by ~39–42%, significantly enhancing operational efficiency.

The Challenges

The client’s cooling plant experienced several operational inefficiencies. For example, the system operated with low delta temperature and low load conditions. Consequently, these conditions increased energy consumption and reduced chiller performance. In addition, the evaporator approach temperature remained higher than expected. Therefore, heat transfer efficiency declined further. Meanwhile, facility teams lacked visibility into pump combinations and runtime patterns. As a result, detecting inefficiencies became difficult. Ultimately, these limitations prevented timely optimisation of cooling operations.

The Solution

Ecolibrium SmartSense platform enabled real-time monitoring and analytics of the facility’s chiller and pump operations. By analysing parameters such as delta temperature, pump runtime, ambient conditions, and specific power consumption, the platform identified inefficiencies impacting cooling performance. Ecolibrium SmartSense recommended optimisation of primary pump operations, including transitioning to a single primary pump strategy during low-load conditions. Implemented solutions included Operational Excellence, Energy Analytics, HVAC Optimisation, and Asset Condition-Based and Predictive Maintenance (CBM/PDM), enabling the facility team to improve heat transfer efficiency and reduce energy consumption without infrastructure changes.

The Outcome

Following implementation, chiller specific power consumption reduced by ~39–42%, improving overall cooling system efficiency. These improvements resulted in ~14,800 kWh monthly energy savings and reduced operational costs by approximately ₹0.88 lakh. The optimisation also contributed to ~10.7 tCO₂e emissions reduction, supporting the client’s sustainability objectives.

The Impact

Ecolibrium SmartSense improved operational visibility across the facility’s cooling infrastructure, enabling the team to monitor pump combinations, runtime patterns, and chiller efficiency in real time. The platform helped detect inefficiencies and provided actionable insights that allowed the facility team to optimise operations, reduce energy consumption, and strengthen data-driven facility management.
