BMS Digitalisation through IoT Integration for Operational Efficiency

Smart BMS for IT Companies

A global professional services firm with a major IT campus in Chennai aimed to enhance operational efficiency through digital transformation. The site is approximately 300,000–350,000 sq. ft and the site’s localised Energy Management System covered over 1,600 sensors but lacked centralised visibility and actionable insights. Ecolibrium’s SmartSense was deployed to digitalise the Building Management System (BMS), enabling real-time monitoring and advancing sustainability targets.

‍Outcome Summary

  • Improved Building Management System (BMS) data accuracy by rectifying junk data, enabling predictive maintenance through early sensor issue detection.
  • Enhanced energy management with real-time insights.

Challenges Faced

The facility’s existing Energy Management Systems (EMS) were limited to local data access, restricting enterprise-wide optimisation. Frequent junk values, outdated sensors, and manual monitoring made it difficult to track asset performance or detect inefficiencies. The goal was to reduce energy consumption by 5% and establish a system for proactive, condition-based maintenance.

The Solution

Ecolibrium SmartSense added an IoT-based intelligence layer over the EMS, creating a centralised dashboard and enabling data visibility across assets. Real-time analytics identified junk values, high emissions from the Diesel Generator (DG) set, and underperforming sensors. Automated benchmarking and continuous monitoring improved data quality, supported anomaly detection, and enabled smarter utility agreements.

Ecolibrium analysed data from 1,693 sensors and monitored energy meters, electrical panels, transformers, HVAC, elevators, chillers & diesel generators. Operational excellence, energy management and digitised maintenance solutions were implemented to resolve the challenges.

The Outcome

Ecolibrium SmartSense improved BMS data accuracy by identifying and cleaning junk data across 1,693 sensors, enabling reliable insights and centralised monitoring. The platform facilitated predictive maintenance by detecting sensor issues early and recommending timely fixes. With real-time visibility into energy patterns, the client enhanced energy management and automated 14 daily reports, significantly reducing manual intervention and laying the foundation for scalable digital operations.

The Impact

Ecolibrium’s SmartSense digitalised the BMS by analysing data from 1,693 sensors across HVAC systems, chillers, and generators. The platform uncovered inefficiencies, including high delta-T in chillers, Air Handling Units (AHUs) running 2°C below setpoint (unlocking up to 6% energy savings), and underloaded UPS systems with a 10% efficiency gain potential. Faulty energy meters were identified and replaced, reducing Scope 1 emissions. With 14 automated daily reports and real-time insights, the facility significantly improved maintenance workflows and operational transparency.
